Showcase: Yaskawa Factory Project (Nishimatsu)

Yaskawa Electric Corporation is one of the world’s leading corporations in electric drives, robotics control, and mechatronics systems. In Vietnam, the Yaskawa Vietnam Mechatronics System project in Song Khoai Industrial Park (Quang Ninh) is not only a crucial manufacturing base but also a testament to the corporation’s commitment to sustainable development. With the companionship of Edeec, the project has strongly transformed from a standard design into a high-performance green building, targeting LEED Silver certification.

EXISTING DESIGN AND OPTIMIZATION METHODOLOGY

Before Edeec deeply engaged in optimization consulting, the project’s initial design, although meeting basic codes, still had significant room to improve performance. The air conditioning system at that time used a combination of various decentralized equipment types (VRV for the office, Air-cooled Chiller for the factory), resulting in an energy savings rate of only 21.56% compared to the baseline, equivalent to 2 LEED energy points.

Recognizing the massive potential for reducing operational expenditure (OPEX), Edeec worked closely with Yaskawa’s technical team to restructure the entire MEP system and building envelope.

STRATEGIES APPLIED TO THE BUILDING

1. Energy – Edeec’s Core Competency

This is the most breakthrough category in the Yaskawa project, where Edeec applied a system optimization mindset rather than just selecting equipment:

  • Centralized Chiller System: Completely converted to a Water-cooled Chiller system for both the factory and office blocks, utilizing the maximum efficiency of central cooling technology.
  • High-efficiency Enthalpy Heat Recovery: Utilized a Primary Air Unit (PAU) integrated with an enthalpy recovery wheel with impressive efficiency, helping to manage humidity and harness energy from the exhaust airstream, massively reducing the cooling load for the primary system.
  • Smart Lighting and Controls: Utilized 100% high-efficiency LED lighting (>80 lm/W) combined with a Dimmer system and CO2 sensors to control fresh air supply based on actual demand, avoiding energy waste during low occupancy.

2. Water EfficiencyLow-flow plumbing fixtures:

  • Selected fixtures that meet strict LEED water-saving standards (3-4.2 LPF water closets, 1.5-1.8 LPM faucets).
  • Sustainable Landscaping: Utilized a drip irrigation system combined with drought-tolerant native plants, helping to reduce annual landscape irrigation water consumption by up to 50%.

3. Location and Green Transportation

  • Encouraging green vehicles: Leveraged the location within Song Khoai Industrial Park with surrounding amenities, while installing an EV Charging station system accounting for at least 5% of total parking spaces to encourage employees to use zero-emission vehicles.

4. Comfort and Indoor Air Quality

  • MERV 13 Air Filtration System: Ensured the air supplied into the factory is always clean, removing fine particulate matter and pollutants, protecting the health of employees.
  • Safe Materials: All paints, coatings, and interior materials are strictly controlled for VOC content, ensuring Low VOC and Low Emitting certifications are met.

ACHIEVED RESULTS

Through Edeec’s optimization solutions, the Yaskawa Factory project achieved impressive figures:

  • Energy consumption: Reduced by 454.22 MWh/year (equivalent to 36% compared to the LEED baseline model) thanks to the optimized HVAC system design (Water-cooled Chiller and enthalpy recovery PAU).

  • OPEX (from HVAC): Saved 1.56 billion VND/year in operational electricity costs.
  • OPEX (from Solar PV): The proposal to install 8,300 m2 of solar panels generates 1,572.2 MWh/year (meeting ~76.5% of usage demand), helping to save an additional 3.52 billion VND/year. T
The solar roof is included in the calculations; according to the plan, this portion will be completely installed in 2027.

  • Reduced 48.18% of indoor water use and 75% of outdoor water use.
  • LEED Standard: Increased the score from 2 points (initial design) to the maximum level: Achieved 18 points for energy performance and 5 points for renewable energy. The project attained LEED Silver.

The success of the Yaskawa Vietnam Mechatronics System project lies not only in the certification certificates but also in the direct economic benefits for the enterprise and long-term value for the community. Optimizing energy right from the design phase has helped Yaskawa save billions of VND annually while actualizing the Net Zero 2050 commitment and global ESG standards.
