Hai Long Industrial Park Management Office – Central Hub has officially achieved LEED Platinum certification under the LEED v4.1 O+M: Existing Buildings rating system, with a total score of 85/100 points. The result recognizes the building’s operational performance across multiple criteria. In particular, the project achieved 100% of the available points in Location & Transportation and Sustainable Sites, while achieving 27/33 points in Energy Performance, demonstrating strong performance in building operation and management toward sustainability.

Unlike rating systems that primarily focus on the design stage, LEED O+M places a strong emphasis on the building’s actual operational performance. Therefore, the implementation approach for Hai Long Industrial Park Management Office followed a process of assessment – measurement – evaluation – optimization, rather than focusing solely on completing the certification documentation.

Prior to implementation, Edeec worked with the Developer to conduct occupant surveys, assess commuting patterns and building amenities, and measure actual building performance parameters. These data were used as the basis for identifying areas for improvement and developing solutions suited to the building’s operational conditions.

Key retrofit and optimization measures: 

• Air quality control system restructuring: integrating CO₂ and TVOC sensor networks along with air treatment technologies into the existing ventilation system
• Renewable energy planning and Solar PV integration
• Energy audit in accordance with ASHRAE standards
• Development of closed-loop operational processes and performance tracking, covering Sustainable Purchasing, Green Cleaning, Integrated Pest Management (IPM), and Waste Stream Audits
