Both buildings, located on “diamond places of the city” with modern architecture, are designed by the world’s leading design consulting companies, ensuring the best operation level for the entire banking system.
WHAT IS LEED CERTIFICATION?
LEED (Leadership in Energy and Environmental Design) certification is an international assessment and certification system for sustainable construction projects.
Simply put, LEED is a pioneering green building certification system with the world’s number 1 brand recognition and reputation. The LEED system is published and managed by the non-profit organisation USGBC, with the desire to accelerate global C02 emission reduction in the field of construction and operation of buildings. LEED has many aspects to strive for green points, but the most important of them is the energy category and energy usage monitoring. This category accounts for 33 out of a total of 110 points. There are also other categories to strive for such as water conservation (11), sustainable locations (16), materials (13), indoor environmental quality (16), innovation (6), advanced areas (4), integrated design (1). Each of these main criteria has many small conditions that must be met to achieve a green score.
Edeec has the honour to accompany the world’s leading design consultants and contractors such as Fosters & Partners, MACE… to review, evaluate, adjust and ensure the design, construction and operation stages. The operation of 02 buildings meets the standards of the LEED green certification system.
SOME STRATEGIES APPLIED TO THE CONSTRUCTION
Techcombank Saigon Tower
Encourage the use of public and green vehicles
Techcombank Saigon has a strategic location, near bus stops, to create favorable conditions for workers and residents to access public transportation. In addition, the building is also built near many other service amenities such as shops, restaurants, and medical facilities, helping to create a diverse and convenient living environment for residents and workers. .
Encourage exchange and connection through open spaces
The Techcombank Saigon Tower project is not only a regular office building, but also a unique exchange destination with the design of a sky bar area on the roof. The sky bar area is not only a place to enjoy beautiful views of the city from above, but also an ideal destination for parties, meetings and connections of employees and guests who come to work at the building.
Use water efficiently
Using economical, efficient water fixtures helps reduce annual water consumption: Water fixtures are carefully selected and properly installed to ensure optimal water use efficiency, each adjusted to minimise water consumption while still ensuring work efficiency.
Using a drip irrigation system, combined with drought-resistant native plants helps reduce the amount of irrigation water: To reduce the amount of water needed for the green area around the building, we used a micro-irrigation system drops combined with drought-resistant native plants. This helps optimise water usage and maintain ecological balance for the surrounding environment.
Water treatment for cooling towers: Water supplied to the cooling tower system is not only treated for quality but also has increased circulation, reducing the amount of water needed to be supplemented from the supply. Through water reuse and process optimization, the building achieves a balance between water needs and environmental protection.
Install a metre system to monitor water usage: To effectively control and manage water consumption, the building has installed a metre system to monitor water usage at important points in the building. This helps the operations team have an overview of water consumption patterns and apply water saving measures more effectively.
Edeec’s effective energy use strategy and core competencies:
Design effective building facades, reducing the amount of heat and radiation entering the building. Using double-layer box glass (lowE) has good heat and radiation resistance coefficients, preventing heat loss in the building. Areas receiving direct sunlight are also carefully shaded with an extremely unique metal mesh, creating a unique form for the building.
Using a high-performance inverter chiller air conditioning system helps increase energy efficiency.
Use high-performance LED lights, while ensuring luminance coefficients (UGR) and color rendering index (CRI) to ensure user comfort.
There are CO2 sensors to control fresh air supply according to actual needs.
Comfort and indoor air quality:
Have a dust filtration system for the air entering the house, have dust-proof mats for the entrances to the house, and limit/prohibit smoking inside the building.
Use safe, friendly paints, coatings, and floor and ceiling materials that are low VOC certified.
There are areas for collecting and classifying waste during operation.
Other strategies:
There is a smart parking area monitoring and management system.
Use refrigerant for the air conditioning system (R134a and R410a) to ensure safety and environmental friendliness.

Using double-layered glass (low-e) helps reduce the amount of radiation received, thereby reducing energy consumption for the air conditioning system:
Reduce the amount of heat radiation and natural light entering the building, reducing energy consumption of the air conditioning system.
Double-glazed low-e glass helps minimise heat from sunlight and reduce infrared radiation from the outside. This reduces the heat load on the air conditioning system, reducing energy consumption and reducing air conditioning costs.
Using high-performance, energy-saving LED lights:
Save energy in building lighting.
High-performance LED lights consume less power than traditional lights such as compact fluorescent lights or halogen lights. At the same time, they also have a longer lifespan, reducing maintenance and replacement costs.
Use central air conditioning system (chiller), inverter control
Optimise the operation of the air conditioning system, reduce energy consumption, use heat recovery systems.
The inverter controlled chiller system has the ability to adjust capacity according to actual needs, helping to save energy by avoiding unnecessary operation at maximum capacity. This reduces the operating and maintenance costs of the system.
Establish effective and economical building management and operation
Optimise building operations, reducing waste to the lowest possible level.
Set up a smart and effective building management system that helps monitor and adjust systems such as air conditioning, lighting, and automatic electrical systems. This helps reduce energy waste and optimise building performance.

Reduce Energy Consumption:
Total energy consumption is 2300MWh/year, reducing 26% of total energy consumption compared to the baseline according to LEED standards.
Total greenhouse gas emissions are equivalent to 2300 x 0.72 (mTCO2).
Reduce water consumption:
Total annual indoor water consumption is 8500 m3/year. 40% reduction from LEED baseline.
Increase construction comfort:
100% of regularly occupied spaces are air-conditioned, ensuring maximum thermal comfort.
85% of occupied spaces ensure the use of natural light and quality vision.
48% of public spaces ensure to take advantage of natural light.
With Techcombank Hanoi
Reduce energy consumption:
Total energy consumption is about 3600 MWh/year
Total energy savings are about 1300 MWh/year (equivalent to 28%) compared to the baseline level specified in LEED standards.
Reduce water consumption:
Water consumption is calculated at 7500 m3/year. 35% reduction from LEED baseline
