Capital Place is a 12-storey office building for lease built in 2006 with a total floor area of 6,000m² with a basement. After a period of time in use, the building has degraded, so the owner seeks to improve the building comprehensively while significantly reducing energy usage.

The project was consulted to carry out renovation simulation. The simulation results showed a reduction in energy use of 27.6%, from 157kWh/m²/year to 102kWh/m²/year. Electricity costs for air conditioning, ventilation and lighting decreased from VND 2.9 billion to VND 2.17 billion per year. This is equivalent to a reduction of 184.6 tons of CO2 per year. Additionally, the area that can be used after renovations will increase by 500m².

 

Energy efficiency consulting solutions include:

  1. Building a cover over the old shell and reshaping it to form a double skin with high thermal performance.
  2. Adjust the lighting system design to LED, make the most of natural lighting
  3. Combination of lighting control and division of lighting lane

 This is one of the first renovations in Vietnam to use a dual shell that delivers high thermal efficiency and provides maximum natural light for the entire office area. This solution also meets the requirements of the owner to ensure a modern appearance from the outside of the building.
